January 1, 2024 Dear Metamora neighbors, Subject: Setting Expectations for our community bylaws
Happy New Year. We hope this letter finds you in good health and high spirits. As a community, we are committed to maintaining a peaceful and attractive neighborhood for all our residents. To achieve this, it is essential that we all have respect for our neighbors and adhere to certain expectations and guidelines to ensure the well-being and overall satisfaction of our homeowners. That said, if we can establish the respect needed to follow the guidelines and communicate as neighbors, this should be easy to accomplish. As it stands, we as the HOA Board will not search out issues or walk around looking for them, but do have to react to complaints or issues that may come in from time to time. That is the job of our HOA Board.
As we spoke about at the annual meeting, we would like to set some expectations around some of the more significant bylaws that as a community we believe we should adhere to at all times.
• Property Maintenance: • Regularly maintain your property, including landscaping, exterior paint, and repairs. • Keep your yard clean and free of debris. • Ensure your property’s appearance is in line with the community's guidelines in the bylaws • Waste Water Treatment Plant • Complying with the best practices regarding the community wastewater to ensure the appropriate functioning of the plant. • Architectural Guidelines: • Comply with the architectural guidelines in place when making any exterior changes or additions to your property. • Seek approval from the HOA before starting any construction or renovation projects both to your house and your lot. • Noise Control: • Be mindful of noise levels during daytime and nighttime hours. • Respect your neighbors' right to a quiet environment. • Pet Regulations: • Adhere to the community's pet rules, including leash laws, waste disposal, and noise control. Parking: • Park your vehicles in designated areas and not on the street when possible. • RV’s and all recreation vehicles are allowed for a few days to unload/clean from a vacation or load/prepare for upcoming vacations • Do not block driveways or impede traffic flow. • Road Safety: • Respecting speed limits to ensure road safety. • Trash and Recycling: • Place your bins out only on the night before the scheduled collection days and promptly return them to their designated storage areas. • Community Events: • Participate in and support community events and activities. • Contribute positively to the sense of community and neighborly interaction. • HOA Dues: • Ensure prompt payment of HOA dues to support essential community services and maintenance. • Communication: • Stay informed about community updates and HOA news on the community website. https://www.metamorahoa.com/ • Attend HOA meetings and engage in open, respectful communication with your fellow residents. • If you have issues with a neighbor, please attempt to chat with and resolve the issue before getting the board involved. Most of the time we find that simple communication can solve many issues. We believe that by adhering to these expectations, we can continue to have a community where everyone feels comfortable, safe and proud to call it their home. Please remember that the rules and guidelines set forth by our HOA are designed to protect property values, maintain community standards, and promote the overall wellbeing of our residents. This letter, while addressing the overarching expectations of our HOA, it does not address everything in the bylaws.
